Deteriorated urban fabrics, due to the decline in physical quality, the reduction of public space quality, the weakness of certain environmental infrastructures, and the decline of social and economic dynamism, face multidimensional challenges on the path toward sustainable regeneration. The New Urbanism approach, with its emphasis on walkability, public space quality, neighborhood identity, and local economy, provides a framework for enhancing environmental quality and regenerating these fabrics. The present study was conducted with the aim of evaluating the dimensions and indicators of sustainable regeneration in the deteriorated central fabric of Dehdasht city and formulating strategies aligned with New Urbanism principles. The research is applied in terms of purpose and descriptive-analytical in terms of method. Indicators were extracted through library studies and localized using the Delphi technique. The statistical population consisted of approximately 12,000 residents of the study area, and a sample size of 372 individuals was determined based on Cochran's formula. Data were analyzed using the one-sample t-test and SWOT analysis, and spatial information was also analyzed. The findings indicated that the mean values of the social, physical, economic, and environmental dimensions were 2.2619, 2.2404, 2.0954, and 1.7898, respectively, with the environmental dimension exhibiting the most unfavorable condition. The weak quality of public spaces, pedestrian pathways, and urban furniture, insufficient resident participation and institutional trust, underdeveloped small businesses, and inadequate environmental infrastructure were among the most significant deficiencies. In contrast, neighborhood interactions, the diversity of age groups, access to daily activities, and the permeability of the street network constituted the existing capacities. The SWOT results also indicated the predominance of structural weaknesses. Accordingly, regeneration strategies should focus on enhancing public spaces and the pedestrian network, strengthening participation and institutional trust, supporting the local neighborhood economy, developing environmental infrastructure, and preserving the historical and physical identity of the fabric.
