Housing provision is of great importance, particularly in modern and urbanized societies. As a fundamental need for life and survival, as well as for creating comfort and welfare and establishing social, spatial, and economic justice, housing constitutes an important part of urban development plans. However, the quantity and quality of urban housing are heavily influenced by the logic of spatial, social, and economic inequality prevailing in cities. The Tehran metropolis is a city that has formed unequal regions throughout its growth process. Given the importance of housing in the zoning of urban structure, its role in creating changes in the market, and its impact on justice or socio-spatial segregation, the aim of this paper is to analyze the spatial inequality of indicators affecting housing planning in Tehran Province. The research method is descriptive-analytical, and the research type is applied. Data collection regarding the selected indicators related to spatial analysis was conducted through library studies. To analyze and compare the level of dispersion of indicators among the districts of Tehran, descriptive statistical parameters were employed, and to analyze spatial inequalities, zoning maps were drawn in a Geographic Information System (GIS), along with calculations and analysis on the relevant descriptive tables. Using the geographically weighted regression (GWR) model, three indicators—spatial dispersion of housing, spatial dispersion of residence, and spatial dispersion of migration—were selected as the research sample. Moran's spatial autocorrelation analysis was used to analyze the indicators. The results indicate that the dispersion of the three employed indicators for Tehran Province is mostly observed in the northern, northeastern, and northwestern parts. The spatial distribution pattern of constructed housing units is clustered, while these clusters are dispersed in the Kan area. Furthermore, the distribution pattern of settled individuals was random, and the immigration receptivity indicator showed a clustered pattern. Tehran city is one of the most important centers for immigrant-receiving populations, with the highest spatial dispersion occurring in Shemiranat, the Kan area, the central parts of Tehran, and Damavand..
